Supervise and coordinate all necessary routine repairs and maintenance

Develop and implement a preventive maintenance schedule of Association assets

Guide and assist the Association on the selection of contractors, subcontractors, materials and equipment

Guide and assist the Association in negotiating contractors' proposals

Preparation of Bid Specifications For Contract Services

Recommend courses of action to the Association with respect to maintenance requirements and make recommendations for corrective action for the regular repairs and maintenance

Supervise and coordinate the maintenance of a clean and aesthetic appearance of the common elements

Regular on-site inspections of Association property to ascertain whether proper performance, maintenance and care is being provided per association and industry standards

Receive service requests from owners concerning Association Property
